New home on the market in Granada Hills, freshly painted and ready for you to unpack and start enjoying life.

8009 Espanola located in the highly sought after Granada Hills Subdivision located in South Austin, just down the road from the highly prestigious Austin Waldorf School.    This house is ready for a new owner and has lots of space, both inside and out.  The tax record says the home is 2619 square foot and sits on over 1 acre, but both the home and the lot sure feel bigger.  There are a total of 5 bedrooms, 3 ½ bathrooms, 2 living rooms and an open, updated kitchen.  The house has a true mother-in-law plan, with one master upstairs and another downstairs.  The master downstairs has its own separate entrance that leads to a good sized deck, it also has its own air conditioning unit and water heater to cut down on bills when not in use.  This room could also be used as an incredible hobby or play room.

The backyard is enormous and has many desirable features.   First off, the backyard is fully fenced and has amazing, mature trees.  There is also a wet weather creek that lines the back of the property and a private spring located in the middle of the property.  The private spring traditionally flows for about half of the year.  To top all of that off, you have plenty of extra storage in the 20 x 12 barn that conveys with the property.  One could spend hours in this backyard:  relaxing…. gardening…..throwing a massive party for family and friends.  The possibilities are endless!

Granada Hills  is located in southwest Austin off of 290, close by the Y in Oakhill.  There are a total of 474 lots in the neighborhood it is broken up in two main sections, Granada Hills and Granada Estates.  The price range for the neighborhood, when looking at last year’s sale data, runs from $210,000 to $799,000.

307 Avocet located in Leisurewoods  Buda,TX

Fantastic house that just came on the market, hurry……

You still have a little time left to get the $8,000 tax incentive and you might qualify for the USDA zero money down program.  Are you looking for great neighborhood that feeds into an exemplary elementary school for your kids or due to the positive resale potential?  If so, this home in Leisurewoods is for you.

Two story, 3 bedroom, 2 1/2  bath home sitting on over a half acre.  Pre-Inspected, professionally staged and ready for the new owner.  Space, privacy and the great outdoors.  The master bedroom  is located downstairs and can easily defined as your own private retreat.  The kitchen has been updated with Sileston coutnertops and a wonderful tile backsplash.  Bonus****Room – a screened in porch that you will spend countless hours enjoying.  We expect this home to be on the market for only a short window due to pricing, condition and location.   I assure you that if you’re thinking of looking for a home, you really need to hurry.

Leisurewoods is located just west of Austin.  Buda is highly desirable due the ability to get more home for your money, great schools and smaller town community feel.  The elementary that Leisurewoods feeds into is Elm Grove Elementary, which is rated as exemplary and also rated in recent study as the # 6 elementary school in Central Texas.  The school lines are currently being redrawn and I am almost certain that Leisurewoods will switch over to a new school called Carpenter Hill.  Due to the expansive growth in the area, Elm Grove passed capacity and due to the foresight of the city they have building the new site which is just down 967 towards Ruby Ranch.  In regards to being exemplary, it will only be a matter of time.

The community which includes Buda and Kyle have been going through explosive growth and in the last few years they have built the Hays Family YMCA , an HEB and just opened a new Seton Family Hospital  Events like the Weiner Dog Festival (check out this video to get an idea what it is all about), the Fine Art Festival  and Firefest truly define our area.  If you’re looking for quality place to live at a reasonable price this might be the spot for you.  As I see it, Buda is an ideal setting for anyone looking for more of the small town community feel.

I might be a tad biased since I am also a Leisurewoods resident after moving here from south Austin about 3 ½ years ago.
