Creekside Park located in Buda
Just south of Austin you’ll find the City of Buda, Texas and part of this fast growing community is the Creekside Park subdivision, located on FM 967. This neighborhood started being developed back in the late 1990s and construction continued throughout the year 2000. Houses are spacious, ranging from 1500 sqft to almost 3000 sqft, and priced between $150K – $200K. The community was built by Centex Homes and the amenities include a pool, playscape, picnic area, basketball court and an area dedicated to disc golf!
Education in the Creekside Park neighborhood falls under the Hays Consolidated Independent School District with Buda Elementary, Dahlstrom Middle Schools and Jack C. Hays High School. If you are looking for higher education, there is Texas State University in San Marcos or the University of Texas in Austin and several branches of Austin Community College.

Cullen Country located in Buda
In a tranquil setting near a city park in Buda, you’ll find the subdivision of Cullen Country, another quickly growing neighborhood off FM 967 and FM1626. Mercedes Homes were the builders for this community, with Phases 1 and 2 almost built simultaneously beginning in 2005 – 2007. About 30 miles west of Austin on the south shore of Lake Travis, is the Village of Briarcliff. Mountain City located in Kyle
About 20 miles southwest of Austin, in between Kyle and Buda, and about 12 miles north of San Marcos, you will find Mountain City. A once thriving ranching and farming community before the Civil War, this small town was bypassed by the railroad in the late 1800’s and it slowly withered as its residents left for the towns with the train depots. In the 1970’s, the area was chosen by Kyle, Buda and Wimberley as the site of a consolidated school. By the 1980’s a new subdivision developed and homes continued to be built throughout the 1990’s and up to 2005. With approximately 220 homes, they range in size from more than 1500 sqf to over 2500 sqft, some with swimming pools, open floor plans, on half an acre or more of land.
If you have a young family, Mountain City is served by the Hays Consolidated Independent School District. The area schools include Elm Grove Elementary, which is ranked #6 elementary school in the Central Texas area, Dahlstrom Middle School, R.C. Barton Middle School and Jack C. Hays High School. Barton C reek located in Austin
Southwest of downtown Austin is the Barton Creek Subdivision. Steiner Ranch located in Austin
This beautiful community is located along the south shore of Lake Travis as well as the north shore of Lake Austin on approximately 4,600 acres of hill country. Established in the late 1980’s with Taylor Woodrow Builders, Steiner Ranch continued to grow during the 1990’s and is still expanding in today. Lakeway
Lakeway is a beautiful city surrounded by the hill country and the always inviting Lake Travis. Adorned by wooded areas, local wildlife, many parks and lots of aquatic adventures, some of the older homes were built in the early 60s and the growth of Lakeway continues to this day in the surrounding areas.
Lakeway students attend the Lake Travis Independent School District which includes Bee Cave Elementary School, Lake Pointe Elementary, Lake Travis Elementary, Lakeway Elementary, Serene Hills Elementary, Lake Travis Middle School, Hudson Bend Middle School, and Lake Travis Highschool. The elementary and middle schools students attend, depend on the area of residence, but all students attend Travis High School.
The parks in the area are City Park, Hamilton Greenbelts I & II, Heritage Center Park, Smith Greenbelt, Canyonlands, Dragon Park, Porpoise Park, Lakeway Blvd Trails and Skate Park.
If you enjoy golf – the area offers the Lakeway Country Club Golf Course, Flintrock Falls, and Live Oak. There are a number of marinas and boat repair shops for those who prefer recreation on the water!
Lakeway residents no longer need to travel to Austin for shopping, eateries or entertainment. The Hill Country Galleria and movie theater are a short drive away. Legends Café, Ciola’s Italian American Restaurant, Rocco’s Grill, Thai Spice are just a few of the restaurants showing the variety available in the area. The famous Oasis is not far, still bringing joy to those who sit by the verandas overlooking the sun as it goes down over Lake Travis.

Sendera located in Austin
Southwest Austin has really great neighborhoods and Sendera is one of them. This subdivision was established in two phases between 1996 and 2001. There are over 800 one and two story homes in the area, ranging from 1,500 sq ft to over 3,000 sq ft. Sendera has a neighborhood community center with picnic tables, a large swimming pool and a playground – with a second set of picnic tables and playground close to the main entrance.
The schools in this area are under the Austin Independent School District and they are Cowan Elementary School, Covington Middle School, Bailey Middle School, and Bowie High School. The Austin Community College’s Pinnacle campus is close by on HWY 290W and the UT Campus is just a short drive north on MOPAC.
Shopping is readily accessible at Slaughter and Escarpment in the Escarpment Village Shopping Center. There is an HEB with a Café on the Run, and great restaurants like Waterloo Ice House, Satellite Bistro, Mangieri’s Pizza and if your palate craves Tex Mex – there is Santa Rita! But if you want to make changes to your self or your home, Maxim FX Salon, Massage Envy or Escarpment Construction are here to serve you!
